We fix the most common electrical repairs every week

Most electrical problems start small and get worse quietly. A flickering light, a warm outlet, a breaker that trips once a month. Left alone, those small symptoms turn into expensive damage or worse. We diagnose what's actually wrong, fix the root cause, and explain it in language you understand.

The most common repairs we run across Utah homes: outlet not working, half-hot or backstabbed outlets, GFCI won't reset, light switches that buzz or feel warm, flickering or dimming lights, recessed lights that flash off, breakers that trip repeatedly, breakers that won't reset, burning smell from an outlet or panel, lost power to half the house, sparks from an outlet, melted plugs, and overloaded extension cords that need a proper outlet instead.

Electrical Repair Questions

Electrical Repair FAQs for Utah Homeowners

O'Bray Electric Master Electrician troubleshooting an outlet in a Utah home
My outlet stopped working. What's wrong?

Most dead outlets trace to one of four causes: a tripped GFCI somewhere else on the circuit (bathroom, garage, kitchen, exterior), a tripped breaker, a backstabbed connection that has failed inside the outlet, or a loose neutral upstream. We find which one and fix it. Don't keep resetting a breaker that keeps tripping. That's the breaker doing its job and warning you about a real problem.

Why are my lights flickering?

Flickering lights have a long list of causes: a loose neutral at the panel or meter, a failing breaker, a bad fixture connection, voltage drop from an undersized circuit, or even a problem with Rocky Mountain Power's service. Whole-house flickering, especially when a large appliance kicks on, is a sign of a loose neutral and needs to be looked at right away.

I smell something burning near an outlet or panel. What do I do?

Turn off the breaker for that circuit immediately and call us. A burning smell from electrical means heat damage is happening right now. Don't wait, don't keep using it, and don't try to open the panel yourself. We treat these as emergency calls.

My breaker keeps tripping. Should I just replace it?

No. A tripping breaker is almost always the breaker correctly protecting you from a real problem on the circuit: a short, an overload, an arc, or a ground fault. Replacing the breaker without finding the cause is dangerous. We find what's actually tripping it and fix that.

Do you offer emergency service?

Yes. We respond to after-hours emergencies for lost power, burning smells, sparks, water-damaged electrical, and safety issues. Call us and we'll get someone out as fast as possible.

How much does an electrical repair cost?

Most diagnostic visits and small repairs land between $150 and $400. Larger repairs involving rewiring, panel work, or fixture replacement run more. We give a firm written price before doing any work so you're never surprised on the invoice.

Can you fix work another electrician or handyman did wrong?

All the time. We see backstabbed outlets, wirenutted junctions buried in walls, ungrounded outlets with the ground prong filed off, and undersized wire on big appliances. We fix it cleanly and to code.

Do you handle insurance claims for electrical damage?

Yes. We document the damage, write up the cause, and provide a written estimate your insurance company can work from. We've helped homeowners through countless surge-damage, water-damage, and lightning-strike claims.
