The electrical side of a remodel done right the first time

A remodel is the cheapest time you'll ever touch electrical inside your walls. Open framing, exposed ceilings, and fresh drywall let us run new circuits, add recessed lighting, place outlets where you actually need them, and bring everything up to current Utah code without tearing your finished home apart later.

We work with homeowners and general contractors across Salt Lake, Tooele, Davis, and Utah counties on kitchen and bath remodels, basement finishes, ADUs, additions, and whole-home renovations. Rough-in, trim, and final, scheduled around your other trades so the build stays moving.

Remodel Electrical Questions

Remodel Electrical FAQs for Utah Homeowners

Open-framing electrical rough-in by O'Bray Electric during a Utah home remodel
Do I need a permit for remodel electrical?

Yes for almost any work that adds circuits, moves devices, or changes the panel. We pull every permit your city requires and meet the inspector ourselves, so you don't have to coordinate with the building department.

Do you work directly with homeowners or only general contractors?

Both. We're regularly hired direct by homeowners on basement finishes and bath remodels, and we sub for GCs on whole-home renovations. Either way, we coordinate scheduling and communicate clearly.

Will my old wiring meet current code?

Older homes often have ungrounded outlets, undersized neutrals, knob-and-tube, or aluminum branch circuits. During a remodel we can replace the runs that need it without rewiring the whole house. We tell you what actually has to be replaced and what's still safe to keep.

Will my remodel need a panel upgrade?

Sometimes. Big kitchen remodels with induction ranges, double ovens, microwave drawers, dishwashers, disposals, and added lighting can push a 100A panel to its limit. We run a real load calc and tell you whether an upgrade actually saves you money long-term.

How much does remodel electrical cost in Utah?

Basement finishes typically run $4,000 to $10,000 in electrical, depending on size, lighting, and outlets. Bath remodels run $1,500 to $4,000. Kitchen remodels run $4,000 to $12,000. Whole-home varies widely. We always give a firm written quote after walking the project.

Can you add recessed lighting in an existing ceiling?

Yes, even without opening drywall. Modern LED canless fixtures install through a 6-inch hole and look clean from the room. We plan layout, switching, and dimming so the room actually lights well.

Do you handle smart home wiring during remodels?

Yes, including smart switches, dimmers, low-voltage runs, Cat6, and structured wiring for cameras, doorbells, and access points. The remodel is the right time to prewire.

How long will the electrical portion take?

Bath: 2 to 4 days of electrician time spread across rough and trim. Kitchen: 4 to 8 days. Basement finish: 5 to 12 days. Whole-home: 2 to 6 weeks. We coordinate around your other trades so the total project doesn't drag.
